Oh, 44 George, how I lusted after you for years. I first wrote about this house over two years ago back in June of 2007. It was one of the very first houses I talked about here on HIB. Back then they were asking $499K for this place. I thought that was crazy talk and I still think $395K is a bit much for this smallish house on a busy street with one tiny bathroom.
That being said, this is a great-looking house and we strongly considered it several times. Of all the homes we saw early on, it was far and away the one we liked best.

This one I saw back in May. At that time the ask was a half million dollars. Between that and the crazy high taxes I give the place a pass, but, as commenter Metroproletarian pointed out, this is a house with a ton of options. A solidly built house with a big attic and a nicely finished basement on large a piece of property leaves open a lot of possibilities for someone with creativity…and a nice bankroll.

Any pangs of regret over 44 George Street will be quickly forgotten come December, if you’re lucky…otherwise January.
I really liked 44 George–except for the one tiny bath part. And when I say “tiny” bath, I’m not kidding, I’m not sure that I could walk past the sink without turning to the side to slide by. Very narrow! (Yes, I’m sure I could actually fit, but it felt like it was too narrow.) Then, when it went back on the market, they were supposedly going to build one downstairs. Which is good, but doesn’t make the upstairs one any bigger!
The one tiny bath, though, is one huge “except” – the small pedestal sink looks like it almost reaches the tub in the photo – a family of 3 or 4 navigating one tiny bath each morning is a task.
12 Harbor was a great buy for te location but it had some functional issues. Although the house was updated and in beautiful condition it is a corner property with a challenging back yard (basically none) and the floor plan was really quirky. One br had no windows so the previous owners very creatively put in french doors leading to a courtyard which is nice but made the floor plan even more akward than it already was.
In addition it was a short sale and the bank settled for less than what was owed on the house. The house took over a year to sell. It’s a great house for a downsizer.
