Ten houses in Babylon for the month of May 2009. That’s a big haul and reflects a bit of a surge in the real estate market generally. There’s been some buzz about an increase in home sales in May nationwide, but you need to remember that those numbers aren’t seasonally adjusted. Year over year (comparing May 2009 to May 2008), houing sales are still down.
Still, it’s at least a little encouraging and maybe a hint that the real bottom of the market isn’t that far off.
With ten houses to cover, my comments for each one will be brief. Feel free to chime in in the comments if you’ve got something to add.

Prices for these Whalers Cove units seem to be dropping somewhat. I still don’t think I’d pay this much for a two bedroom condo.

This is a ginormous house on a big piece of property in that nice, south of Montauk area. Here’s the virtual tour for as long as it stays live.
Bedrooms are a little small for a house in this price range and it looks like it needs a bit of updating, but still, four tenths of an acre and a big house for $600,000 is a serious comp.

Oh my, our old friend 35 Cameron finally drops. Debra and I went to see this house three times but we just couldn’t pull the trigger. Knocks on this place were the almost non-existent yard, dubious basement and the back of the house butting up against a moderately busy road.
$355,000 is a great price for this house, albeit a short sale. That’s almost 100 grand off the crazy, 2006 sale price.

Do you know what’s with that house/building behind the Conklin House: The one that looks like it’s about to fall down; the one across from the China Diner; the one with all the filing boxes on the 2nd floor?
No idea. It’s more of a little office building than a house, isn’t it?
Odd to let a prime bit of real estate go to waste like that.
OK Kids…now to show my age. That building was located across the street where the tradewinds deli shopping center is now located.
It was formerly one of our greater watering holes known as The Red Lion. A local pub, dart bar, live music spot.
Prior to it being the Red Lion, and this is WELL before my time, it was the home of the local newspaper, The Babylon Leader. That went on to become our modern day local newsrag, The Beacon.
Now, as for it’s current fate…. In approximately 1990, that bldg was moved across Main Street onto Mansfield Road, where it occupies the parcel directly behind the historic bldg housing the law offices of prominent attorney, Kevin Brosnahan. It’s present incarnation is the file room, and eventual law library of same.
Well, there you have it. God I Miss Le Lion Rouge.
Just re-read the post..Metro, you are confused about the bldg you identified as the Conklin House. The Connklin house is located next to the LIRR on Deer Park Avenue.
Brosnahan’s Office on Main Street, (Near the China Diner, as you so aptly put it )while also a historic bldg, is NOT the Conklin House.
Yikes. Rookie mistake. Sorry!
