Well, we’re getting caught up some on the sold homes. Five sold in January. That’s not a big number, but it’s something, especially when you consider the time of year and the state of the economy.
I’m a little sad to see 39 Totten go. I held out a little hope that it might eventually turn out to be our home, despite a couple of serious issues. I love the old Babylon homes.
39 Totten Pl
- MLS# 2104849 – Zillow Page
- Sold: $395,000 – 1/7/2009
- Prior Sales:
08/16/2004 – $455,000
01/04/2000 – $195,000 - 3 bedrooms – 1.5 bath – Colonial
- Taxes: $7,069 – Village Taxes: $475
Our old friend 39 Totten finally finds a buyer after being on and off MLS for nearly two years. The sellers get it done by taking a sixty thousand dollar haircut. Ouch!
We liked this house quite a bit, with the semi-nonexistent third bedroom being the only major dealbreaker. You can see the open house report here. $395K is a good price and we considered making a similar offer.
Oh well,. Bygones.
55 Livingston Ave
- MLS# 2110604 – Zillow Page
- Sold: $445,000 – 1/8/2009
- Prior Sales: none
- 3 bedrooms – 2 bath – Colonial
- Taxes: $7,679 – Village Taxes: $825
This was a house I liked quite a bit. Not overwhelming or flashy, but a very livable home with a nice kitchen and decent-sized bedroom.
That being said, $445K seems like way too much for this place. Somebody walked in, look around and fell in love.

A cheap cheap house on the West Babylon side of Little East Neck. I didn’t visit this one, but the pictures show a house in serious need of updating.

Debra and I used to pass by these townhouses all the time during our morning runs. They’re nice, but way overpriced. if I had that kind of scratch, I’d buy a house.
This one’s last asking price was $750,000. $685K is a nice discount, but they still made money over the 2004 sale.
