St Joeseph’s Church Vandalised

The most recent act of vandalism at St. Joseph’s Church on Carll Avenue occurred sometime between 4 p.m. Saturday and 7:15 a.m. Sunday, police said Monday afternoon.

This incident included “anti-religious phrases spray painted on church grounds,” according to a Suffolk police news release. Police did not say how many incidents have occurred at the church in the past year.

Police are investigating, and detectives urge witnesses or those who have information about any of the incidents to call the Hate Crimes Unit at 631-852-6323 or Crime Stoppers at 1-800-220-TIPS.

Not much to say about this except that it’s truly despicable.

Sold Homes In Second Half of August

Here are the rest of the houses sold in Babylon in August 2008. This a followup to this post on home sales in the first half of August. There’s not a lot here that we’d have been particularly interested in. This makes a total of 11 homes sold in August. With 95 homes in MLS for Babylon, that works out to about an eight and half month supply.

This house looks abandoned in the listing picture. It’s appearance is noted as as “good”, which likely means rotting drywall and roaches the size of watermelons. It’s out of the village proper, but still in 11702 and the Babylon school district. Zestimate $427,500.

The 2007 sale is marked as “not included in Zestimate”, so that may be a foreclosure. Someone bought the place for a hefty price in 2004 and just let it deteriorate.

The house in in 11702, but out of the Village and with North babylon schools. It’s got a big, oddly-shaped lot. For us, anything with North Babylon schools is probably right out.

New construction - 2006. The 2005 sold price of $349,000 was probably just for the lot. Not bad for a good-size, if long and skinny, lot south of Montauk in a high-priced area. It’s a big house and it was done with high end stuff, so you have to know that it cost more than $400,000 to build it. Somebody took a big bath on this place.

The Real-Life “Captain Quint” Dies At 82

Frank Mundus, the legendary Montauk shark fisherman on whom the crusty Captain Quint character from the movie “Jaws” was said to be based, died in Honolulu after returning there a week ago from a shark fishing trip off Long Island, his wife said Saturday. He was 82.

My wife spent her summers in Montauk when she was grow up and knew Mundus. She always says he was a crazy old coot.

MLS Report - Late Summer Freakout Edition

Who is freaking out here? Well, first of all, there’s me. The baby is due any day now and we’re still in out two bedroom apartment.

On top of that, with foreclosures on the upswing, Fannie and Freddie in the dumper and a major recession looming, the thought that I might actually buy a house in this market and then see its value plummet like a stone is also freakout material.

On the other hand, home sellers must be freaking out in a big way right now. The summer is drawing to a close and their homes are still on the market. The hot real estate season is drawing to a close and all they have to look forward to is the chill of Autumn and the Fall bargain hunters.

Not a lot of movement in the numbers since the last MLS report. There seems to be more condos for sale. I’m not all that interested in condos these days, but it’s interesting that they seem to be a drug on the market.

A lot of the same suspects are hanging around on MLS waiting for a buyer to come along and snatch the place up. I still see 43 Strong, 35 Cameron and 27 Cedar listed. 223 Locust seems to have dropped off MLS, but there’s no sale listed on MLS and no “Sold” sign on their lawn, so I’m guessing they just pulled ti off the market.

There are a few good prospects on the list, including a re-listed property from last year that we’re interested in seeing. I still have some open houses to write up. I hope to have those in a day or so.

Doom and Gloom

After a bit of a hiatus on the real estate front, we’re back to our core…um…competency. Fannie and Freddie are bankrupt. Foreclosures on the rise. Dogs and cats…living together. Mass hysteria!

Home loan troubles break records again

The Mortgage Bankers Association said Friday that more than 4 million American homeowners with a mortgage — a record 9 percent — were either behind on their payments or in foreclosure at the end of June.

But how are things here on Long Island? Newsday says, not so good.

Long Island’s real estate market generated $6 billion less in sales in 2007 than it did just two years before, costing the region millions in tax revenue, consumer spending and incomes, along with thousands of jobs, a Newsday analysis has found.

A few more than 26,000 homes were sold on Long Island in 2007, compared to more than 40,000 in 2005. Median prices, too, have fallen. As a result, 2007 sales generated $16.4 billion, compared to $22.4 billion in 2005 - a 27 percent decline, Newsday found.

Median prices can be be a bit deceiving. Changes in median price of sold homes, especially if you look at a small area (like Babylon) with relatively few sales, can reflect a change in the mix of homes sold more than prices moving in one direction or another. But there’s no arguing with sales volume. We’re riding that roller coaster down, people. Hold on to your hats.

Debbie Ballantine is hoping that’s the case for her center hall colonial in East Hills. In the spring, she priced the four-bedroom home at $999,999 and hoped for a deal that would close by this month. She and her husband, Toby, can’t buy in Florida until they sell here.

When they first listed the house, their real estate agent, Michelle Cohen of Century 21 Laffey, said it was “priced to sell.” But it didn’t. Recently, the Ballantines lowered the price to $899,000. An open house produced a lot of interest - but so far, no buyers.

Everyone thinks their house is “priced to sell”. I see this on MLS a lot. What’s the alternative, “priced to sit on MLS forever”? If your house isn’t selling, then it isn’t priced to sell.

Of course, not everyone is on about the doom and gloom. Some realtors still think it’s a great time to buy.

After this weekend of the federal Government taking over the two big mortgage giants we are seeing an interest rate drop of three eight of a point and it will continue to go lower

that is great news for all of us, specially for the new york real estate region, because that is where I’m working!!!!!!!

There’s nothing better for convincing a potential client than using a lot of exclamation points.

Car Crash on Fire Island Ave

A three car crash at 3:30 AM this morning sent three people to hospital. From Newsday

Daniel Brock, 19, of West Babylon, was driving a 2006 Cadillac CTS north on Fire Island Avenue at about 3:30 a.m. when he tried to pass a 2001 Infiniti in a no-passing zone, police said.

The cars, which were going above the 30-mph speed limit, touched near the Cedar Lane intersection and Brock lost control of the Cadillac, which skidded sideways into an unoccupied parked 1997 Ford pickup truck, police said.

Hawley’s Lake Park

In the late 1960s the site of Hawley’s Pond was in a rundown state, being unkempt and dilapidated. When Route 231 was being built, Hawley’s Lake Park lost all hope of being repaired and restored to its former glory: the routes northern and southern terminus were run directly through the estate. Some sources even claim that the lake was made considerably smaller and partially filled in during the expressway’s construction. Today Hawley’s Lake Park is an unused resource due mostly for its lack of parking and lack of Village concern. The aging grand falls were replaced with a more modern less ornate and less attractive setup. The Babylon Beautification Society tries from time to time to maintain the site, although no plan has proved considerably successful. Since there is no parking at the site, and access by families that might otherwise want to use it, is constrained by the necessity of crossing active highway lanes

What you need to know about the subprime reform law

On Labor Day, many provisions in the state’s new subprime lending reform law kicked in, but some protections apply to homeowners in general.

In lenders’ letters notifying nonsubprime borrowers that foreclosure proceedings will be started, lenders must advise homeowners to consult an attorney or legal aid. The notice must also say that nonprofits and government agencies are available to discuss options and negotiate with lenders. It must say that information is available from the New York State Banking Department. In addition, the letter must warn against foreclosure prevention scams.

Optimum Wi-Fi in Babylon Village

Cablevision has rolled out its new Optimum WiFi service.

Optimum Wi-Fi, as the service is called, is now available to customers in Nassau County and parts of Suffolk County Long Island. The network, which is expected to be completed in less than two years, will be available for free to Cablevision’s 2.4 million Internet service customers.

Most of the coverage areas are in Nassau, but some areas in Suffolk are included, including the Babylon train station and most of the downtown Babylon Village.

Catching Up

Posting has been a little light this week. This is the week I get to have my son over, so I’ve been neglecting the blog a bit. Here are some quick hits.

  • We went to three open houses on Sunday. Nothing really that we’d think about buying, but there’s always something to learn. I’ve been trying to convince my wife to do the write up, since she’s a much better writer than I am, but either way, I should have a write up for them soon.
  • Another open house on Thursday. This one has some potential.
  • My friend Trevor has been en fuego with his blog posting, if you’re interested in the mortgage or real estate biz, you should really check him out. I’m going to redo his site a bit in the next week or two, once I get a little free time.
  • At the Thursday open house I ran Martin Hepworth from Netter who said he read my blog and gave me some props.
  • There’s been some people asking me if I could do some web site work for them.  I’m not actively soliciting for new clients right now, what with the house hunting and the baby on the way, but I’m always open to talk, especially if you’re local or close to Babylon.   • My wife is 36 weeks along now. We just did the 36 week ultrasound and all looks good. I can’t wait to meet my new, baby daughter.
  • Torta Fina, the new bakery on Deer Park Ave is now open. I stopped by today for a cappuccino and some cookies. It’s a nice place, but I’ll miss the bran muffins from Wilhelms.
  • I took some pictures at Hawley’s Lake Park. I’m planning to post them up soon.
