Our First Offer

We made our first offer on a house after seeing it this past weekend.  I was nervous as hell sending out that e-mail with the words “We’d like to offer $XXX”.  Got my mortgage pre-approval. Ran the numbers. Heady stuff.

Unfortunately, my Realtor Tom says that there are multiple offers on the property and they’re all above our opening bid.  Oh well.

But we’re in the game now, baby. We’re in the game.

    Gary, I know this is common shorthand, but it still seems a bit naive at this stage of the game that you think a “buyer’s” agent works for you.

    If I beleived that there were other higher offers on a property, I would not bid at all. Why waste my time to let the seller play the other bidder of me to raise their take? I was at an auction recently and in a suprisingly candid moment after the gavel fell on one property, the autioneer said to a losing bidder “Thank you, Sir — we couldn’t have gotten there without you.”

    I save time by making four offers at once: The first, the last, the best, and the only.

    “Your realtor will always tell you there are several offers above yours.” I agree – and who’s ever known a used house sales flack to lie, right? ;-)

    Yes, of course, I know who Tom works for. Like almost every other Realtor in New York State, he works for the seller. I am under no illusion otherwise.

    Still, He’s a good guy. I trust him not to bullshit me. Well…mostly.

    I’m pretty happy about our first house offer. Debra and I put our heads together, came up with a number and stuck to it. We didn’t let ourselves get carried away by emotion or get into a bidding war.

    Don–the taxes are really high though, over $12K. I watched that house get built, I ran past it every morning. I like that neighborhood, it’s very close to everything but doesn’t feel like you’re right in a retail area.

    I see that 345 Litchfield is back on MLS. I didn’t see that house–Gary said it was very nicely renovated but tiny, very tiny. Another sale that fell through? Seems to be a lot of them.

    Like every other house out there for sale right now (and even those not for sale), 104 Cooper is overassessed and is ripe for a tax grievance. IMO, no matter what house you wind up buying, or where, you would be well advised to seek a re-assessment at your first opportunity. Anybody who does their homework should be able to get a reduction to some degree these days, unless your property happens to be one of the very few correctly assessed homes.

    FYI That Cedar Lane spot doesn’t flood. South of that house get’s dicey down Araca.

    More green shoots, Don? I guess the “wannabes” who didn’t rise to their buyer’s agent’s bait and overbid for that beauty with a contingent-free escalator clause are really kicking themselves now.

    Anyone whose reasoned analysis of the relevant market data led to the conclusion that 90 Crescent Avenue was going to sell for $415,000 or less would be well advised to stick to her day job.

    And Nick Swisher’s ERA remains 0.00.

    $450,000, huh? Apparently an address on “The Crescent” (Like “The Village”? How pretentious) is worth a premium to its most recent buyer. Just a month later and a block over, 267 Fire Island Ave. (which sounds ritzy enough for my tastes) sold for $400,000. In May, 32 Midway gave its buyer waterfront for only $15,000 more. Suckered in by a $15,000 discount on nearly a half-million item? Tells me all I need to know about the buyer.

    Not to mention that churches really aren’t the best neighbors. But the only important thing is that your commission check cleared, right?

    267 Fire Island Ave was a crappy cape on a speedway…zero curb appeal. No comparison to the crescent home. And do your homework before you try and tear guys apart..Crescent Ave is denoted by signage as “The Crescent” and has been that way for over 50 years. As for the municipality of the Incorporated Village of Babylon a/k/a The Village of Babylon maybe we should refer to it as “The Corporation”, but “The Village” is actually the “Kleenex” way of referring to the entity, so lighten up. No pretentiousness, just the facts. And yeah, I actually do agree with you..the homes are overpriced.

    I almost forgot…90 The Crescent was a church owned property, it does not border a Church structure at all. It borders a slew of well kept homes in the 500,000 to 1,000,000.00 range.

    Why let the facts get in the way of a good story?

    For the record, though, assumptions notwithstanding, no aspect of the sale of 90 The Crescent was ever going to put a dime in my pocket. When it became apparent that the house was going to be listed for sale for a fair price due to its vacancy, I mentioned it here simply in case Gary and Debra were interested in viewing it. There was no doubt the house wouldn’t last long.

    Something to do with correct pricing.

    Yeah, despite what I said about the bathrooms I liked that house. That backyard! And the garage! And, of course, the SoMo location.

    I consider it one of the ones that got away (Wampum is also on the list – I really, really liked Wampum).

    Interesting Coldwell Banker/Matherson exclusive on their website – address not listed (its 40 Ellen Avenue) – listing is #1062108 – looks like its the 22nd property listed under Babylon listings – 4 br 2 bath, expanded ranch, fireplace, updated kitchen, IGS. $399,000.
