I don’t the Cooper house is quite that bad. The train tracks in that area are up on a high berm and the LIRR goes slow through Babylon Village. My wife lived in a house in the Village that had a backyard bordering the tracks and she said it never bothered her.

I think if you could get the house for $200K and had $150K to drop into renovations you’s have a really nice house to live in. You’d have to have a lot of cash in hand, though. I doubt that the house is even mortgagable as it is.

BTW, I have some posts in the hopper. They should be up later today or tomorrow.

C’mon… that land is clearly a fossil of the town metastasizing around it. It has no business sporting a house. The fire station, the train tracks… the only renovation that is economically viable is by Caterpillar — an that’s IF you got the land for a pittance.

Maybe at $140-160k the discounted rent you’d have to charge to get a tenant in there would make the place cash flow. Barring that, you’re just waiting for the MTA to add a 3d track on the Babylon line in 40 years or so, or for the “Village” to emminent domain the plot and extend the fire house or some such.

155 Cooper would be worth more without the house than with it.

They just reduced 155 Cooper to $299,000….not that it should matter in this case

[DRIP] Really, Don?
[DRIP] Only $12k less than ask?
[DRIP] That is before sales commission of $19,500.
[DRIP] Oh, and closing costs that the seller surely paid to unload the place.
[DRIP] Oh, and given its fabulous condition, there surely weren’t any maintenance escrows that might… umm… deflate (?!) the seller’s take.
[DRIP] Then again, its not quite $450-500k, is it?
[DRIP] Do you hear a hissing sound?
[DRIP] It must be the bottom.
[DRIP] Unless its the next leg down.

Putting aside my (well placed, IMHO) cynicism, the objective fact is that even the most aggressively low priced house in the “Village” couldn’t manage to hold to asking price? Is that what passes for good news among house salesmen these days?
