Weekend Open Discussion and MLS Report

img_0565Some nicer May weather this weekend and 28 open houses on the list so far. It looks like a nice weekend for some open house visits, although I might just skip it and enjoy a nice spring day in Babylon Village.

Numbers haven’t changed all that much since I last did this in April. Some interesting new house to look at this week, including 2 Edward Ave, 19 Nehring Ave and 40 Bacon Lane. There’s also 78 Wampum, a house that should be priced in our range but isn’t.

109 Washington is gone. A commenter reported it as being in contract. As I said in the open house report, I felt it was overpriced but I could see someone really overpaying for it. We’ll have to see what the numbers are when and if it finally sells.

90 The Crescent has been reported as being in contract, but it’s still on the MLS last I checked. There are issues with that house being sold that I’ve agreed not to talk about here. We’ll discuss it more once the sale is final.

This is an open discussion thread, so I invite any and all readers to pipe up and say something. Feel free to leave a comment and ask a question, make an observation, tell us what you’re up to or just introduce yourself and say hi.

I’m very interested in hearing fellow home shoppers, especially their impressions of any open houses that they’ve seen, but I’d also like to hear from any sellers and their experiences and observations.

    99 Park is still out there…Wampum is great but needs a lot of updating, and at 13k in taxes…yikes! And I am very curious to see what the scoop is on the Crescent. I loved that house, despite what I said about the bathrooms.

    Sorry I did overlook the large tax bite on a 50 year old orig owner house. location location location and that large property, someone will buy it

    I tried to go see Wampum today, but the Realtor must have bugged out early. I just can’t see that kind of money for a modest ranch that needs that much updating.

    It’s a big lot, but it’s on the corner so a lot of that land is wasted. There’s plenty of lawn to mow, if you’re into that, but not much backyard.

    When you say “that kind of money” are you talking about the List Price or what you expect the final sale price to be? Or both? And what do YOU expect the List/Sale prices SHOULD be? Say, for Wampum. Be specific. You keep saying that houses are priced too high, yet they sell. What number do you think is appropriate? List at 450? List at 435? Lower?

    And can you get some kind of “email me when this topic gets a comment” button on this thing? Or expand the list of Recent Comments. If I am away for a weekend/week…what I’m saying is I don’t want to miss a second!

    And after we all buy our houses we should go to Mary Carroll’s a have a beer or three. Georgia, too, haha.

    It’s hard to say without seeing the house, Metro. But I would say that maybe somewhere in the low 400′s or high 300′s. I mean, is this house really that much better than say, 25 Cleveland, which went for $410K back in April of last year? 42 Shaw dropped for $450K in February of ’08 and that was a 4 bedroom house with 1.5 baths with an updated kitchen, albeit on a smaller parcel of land.

    I’ll think about adding a subscribe plugin. In the mean time, you can use the All comments RSS feed to keep up with the blow-by-blow discussion here on the blog.

    Any final news on what the Paumanake house went for? It’s not listed on MLS. Also, did anyone have the chance to see the Wampum house? I’d like a play by play!

    I used to hang out in Mary Carroll’s predecessor, the Broken Oar. Or as we also used to call it, the Open Sore. That was a good dive bar. Cheap beer & darts!

    I fondly recall Stillman’s, but the Broken Oar is before my time. Stillman’s had a great chicken sandwich.

    Paumanake is in contract. We won’t know the price until a few days after the closing, which could be a while.

    Ah the Open Sore..a great spot. Stillmans, Mac’s, The Corner Cafe, Barkers, Cod Fish Bobs….great spots for different things

    I never went to Stillman’s. When I went out in Babylon, it was always either the Broken Oar or the Post Office. I used to sneak into the Post Office before I was 21. Ahem. ;)

    Seems like a suspiciously good deal, even on a busy corner and in the West Babylon school district.

    Where is that, Babylonian? It’s not on MLS yet. I don’t know where Twin Oaks is. Looks pretty nice, though.

    There’s also a new house for sale, a small ranch, on Locust St–they’ve had a sign out for Winkler Real Estate for a couple of weeks, but it’s not on MLS nor is it on Winkler’s website.

    bring your chain saw for the overgrown backyard on locust ave..that ranch needs a TON of work. Twin oaks is the housing development built in the 50′s on the grounds of the old tappan estate. They are 2 to 3 bedroom ranches..many expanded over the years across from Boyds Funeral Home on West Main Street and bordered by W. Main St, Trolley Line Road, Beachwood Drive, and Little E. Neck Road. All the homes are in the Village of Babylon, and the West Babylon School District. Many of the houses look the same. Streets Include Nehring Ave, Bacon La, Johnson Ct, Tappan Ave, Perridale Ct, Bradish Lane, East Gate, Beachwood Drive, etc etc

    The new house on Locust–I’m just afraid that it’s the same layout as the ranch for sale (or it emight have sold, I haven’t noticed it on MLS lately) on the next block, which has incredibly tiny bedrooms and nowhere to put a dining or kitchen table. I’m not sure if the table issue in that house is the fault of the ranch itself or of the kitchen/living room renovations though.

    In your collected experience, how long does a house stay on MLS and ListingBook after an offer is accepted?
